A roof is a system, not a stack of shingles. We replace the whole thing, and you see the price before we start.

This is the whole system, from the deck up. If a bid you are comparing does not list all of this, ask what is missing.
| Layer | What we do |
|---|---|
| Tear-off | Every existing layer comes off, down to the wood. We do not roof over. |
| Decking | Inspected sheet by sheet. Soft or rotten wood is replaced and shown to you. |
| Drip edge | New metal at every eave and rake. |
| Ice & water shield | Valleys, eaves and every penetration. |
| Underlayment | Synthetic across the whole deck. No felt. |
| Starter course | Factory starter at eaves and rakes, not cut-up shingles. |
| Shingles | Your choice from the options below, nailed to manufacturer spec. |
| Flashing | New pipe boots, step flashing, chimney and skylight flashing as needed. |
| Ventilation | Ridge vent and intake balanced so the attic actually breathes. |
| Ridge cap | Matching manufactured cap, not bent three-tab. |
| Cleanup | Tarps down, magnet over the whole yard and drive, debris hauled the same day. |
Decking replacement is an allowance on your estimate. We can only see what is under the shingles once they are off, so we price a per-sheet rate up front and you pay for what we actually use.
| System | Best for | Manufacturer warranty | Starting at |
|---|---|---|---|
| 3-tab shingle | Rentals and tight budgets | 25 years, limited | $395 / square |
| Architectural shingle | Most homes here. The default we recommend. | Lifetime, limited | $465 / square |
| Architectural + GAF system | Homeowners who want the full manufacturer package | Lifetime + extended coverage | $545 / square |
| Impact-resistant shingle | Hail country, and often an insurance discount | Lifetime, limited, Class 4 | $625 / square |
| Standing-seam metal | 40+ year horizon, farm buildings, modern builds | Manufacturer paint & panel | $1,150 / square |
A “square” is 100 square feet of roof. A typical 1,800 sq ft ranch is roughly 20 to 24 squares. Starting-at prices assume a walkable pitch and one layer of tear-off; steep pitch, extra layers, decking and two-story access are priced separately and shown as their own lines on your estimate.
5 years (sample) covering how the roof was installed. If it leaks because of how we put it on, we come back and fix it. No charge, no argument.

Covers the shingles themselves against defects. Because we are GAF Certified, we can register coverage that non-certified installers cannot offer at all. Length depends on which system you choose.
Registered in your name after the final walkthrough.
Ask every bidder this: is your workmanship warranty in writing, and are you certified to register the manufacturer warranty? A lot of bids quietly have neither.
Ask us about payment options on larger jobs. (sample)
If this is an insurance claim, the path is different and usually cheaper for you. Start on the storm damage page instead.
When you compare bids, these are the lines that move the number. Any honest estimate shows them separately instead of burying them.
| Factor | Effect on price |
|---|---|
| Pitch | Steeper than 6/12 means harnesses and slower work. Priced per square. |
| Layers | Every extra layer of old roof is another tear-off and more disposal. |
| Decking | Rotten sheets are found after tear-off. Priced per sheet, up front. |
| Stories | Two-story access adds staging and time. |
| Penetrations | Chimneys, skylights and dormers each need their own flashing detail. |
| Access | Tight lots, fences and landscaping change how we stage and protect. |
Most single-family homes here are one to two days. Weather and decking surprises are the two things that stretch it, and we tell you the same day if either shows up.
No. We need access to the driveway and a way to reach the attic if there is decking work. Plenty of our customers are at work the whole time.
We do not. Roofing over hides rotten decking, voids most manufacturer warranties, and makes the next replacement more expensive. If a bidder offers it as a saving, that is what you are buying.
We tarp beds and shrubs, keep debris off the lawn, and run a magnet over the whole yard and driveway before we leave. If you find a nail afterwards, call us and we will come back out.
We can get close, and on a full replacement it does not matter because the whole roof is new. For repairs, exact matching on a weathered roof is rarely possible and we say so up front.
Where one is required, yes, and it appears as its own line on your estimate.
We do not tear off more than we can dry-in the same day. If weather turns, the open deck gets covered before we leave the site.
The inspection is free and the estimate is in writing. If a repair will get you a few more years, we will tell you that instead.
