Most leaks are not the shingles. They are a boot, a valley or a piece of flashing. We find the actual source and fix that.
Get it looked atCall now| Repair | What is going on | Starting at |
|---|---|---|
| Pipe boot replacement | The rubber collar around a plumbing vent cracks. The single most common leak we find. | $285 |
| Wind-lifted shingles | A row lifts and breaks the seal. Often a whole slope of resealing. | $325 |
| Valley repair | Where two slopes meet. Water volume is highest here and ice & water shield fails first. | $485 |
| Step & chimney flashing | Metal at a wall or chimney has pulled or rusted through. | $525 |
| Skylight flashing | The glass is rarely the problem. The kit around it is. | $575 |
| Ridge vent reseat | Nailed short or lifted by wind, letting weather straight into the attic. | $395 |
| Decking patch | Soft spot found under a leak. Priced per sheet. | $145 / sheet |
| Emergency tarp | Stops the water tonight so we can repair it properly in daylight. | $275 |
Every repair starts with a free inspection and a written number. If we get up there and it turns out to be a bigger job, you get told before anything is done, not after.
We would rather do a $400 repair and have you call us in six years than sell you a roof you did not need. Here is the honest way to think about it.
For an active leak we try for same or next day. Routine inspections are usually within 2 business days (sample).
No. The inspection and the written estimate are free. You only pay if you approve the work.
Usually. Wind-driven leaks come from a short list of places, and the attic side tells us a lot even when it is dry.
We get as close as the current stock allows. On a roof that has weathered a few years, an exact match is rarely possible and we will show you what it will look like before we do it.
If it is wear and tear, usually not. If it is storm damage, often yes. We will tell you honestly which one we are looking at, and the storm page explains the claim side.
Yes, in writing. Terms are on the policies page.
Two minutes on the form and we will come look. If it is something you can watch for another season, we will say so.
