How a construction project works

Consultation. We come out, look at the space, and talk through what you want and roughly what it costs.
Scope and budget. We put the scope in writing with allowances for the things you have not picked yet.
Proposal. A written proposal with the schedule, the payment milestones and what is explicitly not included.
Contract and permits. Signed agreement, permits pulled, start date set.
Build. You get an update at each milestone, not just when we need a cheque.
Punch list and close-out. We walk it together, fix the list, and hand over the warranties and manuals.

Talking about money early

The fastest way to waste everyone's time on a remodel is to design something nobody can afford. We ask about the budget on the first visit, and here is why that helps you.

What we doWhy
Ask your range up frontSo we design to it instead of designing twice.
Use written allowancesFixtures, flooring and finishes you have not chosen yet get a dollar figure, so the total is real.
List exclusions in writingThe number you see is not quietly missing the things you assumed were in it.
Milestone paymentsYou pay as work is completed, not all up front.
Written change ordersNothing gets added to the bill without your signature first.

Questions we get

Do you draw the plans?

For straightforward additions and garages we handle the drawings needed for permitting. Anything structural or complex, we bring in a designer or engineer and that cost is shown separately.

Do you pull permits?

Yes, where the jurisdiction requires one. It appears as its own line in the proposal.

Do you use subcontractors?

For electrical, plumbing and HVAC, yes — licensed trades. They work under our contract, so you still only deal with us.

How far out are you booking?

Roofing and construction schedule separately. Current construction availability is 2 to 3 weeks (sample).

Can you match my existing brick and siding?

Usually close, rarely exact on an older home. We will show you the match before we order, so there are no surprises when it goes up.

Tell us about the project

A rough description and a budget range is plenty to start. We will follow up to book a consultation.

One contractor for the whole exterior

If the addition needs a roof, the roof is not a separate company, a separate warranty and a separate argument about whose leak it is.
